Why renting in Bangkok with pets needs extra planning

While Bangkok is certainly becoming a more pet-friendly city in general, unfortunately when it comes to the rental market, the meaning of the label "pet-friendly" can still vary drastically from property to property.

Although some rental units may be advertised as allowing cats or dogs, in reality the building’s owner or juristic office will often place more stringent rules on the size, breed and number of pets permitted - or may not actually allow pets at all.

Rules around pet ownership are often not explained up-front, and can even change mid-tenancy. Furthermore, city-wide regulatory change is looming, with Bangkok’s municipal authorities planning a significant overhaul of the current system.

So in order to avoid wasted viewings and last-minute complications, it is necessary to ensure from the outset that a property’s regulations align with your specific needs.

Before you start your property search

The most important thing for anyone seeking to move to Bangkok with pets is to make sure you are aware of and up-to-date with the various challenges you could face during your search.

Before going to any viewings, you can save yourself a lot of time and hassle simply by having knowledge of what rules you can expect around pet ownership, and how these restrictions can often vary in certain property types, whether seeking a house, apartment or condo.

By also following a few basic rules of good practice – such as browsing only genuinely pet-friendly listings, being up-front with all the necessary details of your pets prior to arranging viewings, and securing any agreement relating to your pets in your rental contract rather than verbally – you can help to ensure that your search for your first home in Bangkok goes as smoothly as possible.

Prepare full pet profile in advance

At the outset, it’s a good idea to prepare a full profile of your pet(s) so that all parties will be aware of your exact needs up-front.

Make sure you list how many pets you will be moving in with, as many buildings advertised as “pet-friendly” rentals in Bangkok only allow one cat or dog per unit. It is also often the case that certain breeds are prohibited, regardless of training or temperament.

Your pet profile should also include details of your pet’s size and weight. Particularly in condos, building juristic offices often only allow “small” dogs, with these restrictions defined by weight or shoulder height. If you have a puppy or kitten, it is also worth including what you anticipate their maximum adult size and weight to be.

Understand realistic pet-friendly rental options in Bangkok

When starting your search, it is helpful to have a sense of the trade-offs between different property types. Rentals with the least layers of approval tend to be the most flexible, such as houses in which a single owner often sets the rules on pet ownership.

While condos are far more widely available to rent in Bangkok, rules are often set by building juristic offices, with an added layer of approval from unit owners/landlords. As a result, condos can typically be a more complex choice for pet owners.

That’s why, at Paws & Keys, we have curated a large set of listings, each of which we have personally verified as being truly pet-friendly – with up-to-date knowledge of the exact rules and restrictions set by each of the decision-makers at every property. This enables pet owners to browse from a vast range of Bangkok rentals which they can be confident align with their needs.

Confirm move timeline and preferred location(s)

The timeline for securing a rental property with pets in Bangkok can often be longer than for a standard search, particularly if you have multiple pets or a larger-sized breed.

In order to account for any unforeseen delays, aim to give your chosen estate agents plenty of notice, establish a clear timeline of when you are looking to start viewings and ultimately move in, and ensure you provide them with all the necessary information on your pets from the outset.

Anyone moving to Bangkok should also be aware that their property search may take longer depending on your preferred location. For example, the prevalence of condos and high-rise buildings in central neighbourhoods can mean that it takes longer to find a pet-friendly rental than in more suburban areas where houses are more common.

Concentrating your search on genuinely pet-friendly listings, such as those verified by Paws and Keys, can help to speed up the process.

Understanding pet rules in Bangkok rentals

While the varying rules around pet ownership in Bangkok properties can be confusing, restrictions tend to follow certain patterns.

We’ll give you a broad overview of the main issues below.

Landlord approval vs building juristic office approval

Do pet-friendly condos in Bangkok exist? In short: they absolutely do, but a little extra research may be required prior to moving in, regardless of whether they are advertised as welcoming pets.

Those seeking to move into Bangkok condos with pets can often find that they quickly run up against opposing regulations set by the landlords of individual units and the building’s owners or juristic offices.

While some landlords may advertise their unit as pet-friendly, often the juristic office will enforce much tighter rules that restrict pets from entering communal areas such as entrances, hallways and elevators. Or alternatively they may demand that cats and dogs must be kept in carriers – rendering such units unsuitable in reality for pet-owners.

Because approval is needed from all parties, it is unfortunately possible to agree with a landlord on a pet-friendly contract only to find upon moving in that the building’s owner or juristic office does not allow pets, or seeks to levy fines for bringing cats or dogs into certain parts of the building.

At Paws and Keys, we speak to all parties involved at each property listed on our website so that prospective renters know the exact regulations before seeking a viewing. Once you’ve found a suitable property, it’s vital to make sure your exact needs are written into your rental contract rather than relying on any verbal agreements.

Common pet restrictions to expect

As set out above, many of the rules around pet ownership in Bangkok rentals typically apply to the number of pets you own, their size and height, and in some cases their breed – with larger dogs often not permitted. These restrictions are also not always advertised.

While rental prices can often be higher in pet-friendly properties, it is also common for landlords to charge a pet deposit in case of any damage or pet-related wear and tear.

Some properties may also seek to impose additional pet fees, which can be charged on top of both the standard security deposit and any pet deposit. Therefore, it can be helpful to enquire about any additional costs prior to arranging a property viewing.

Why can “pet-friendly” rental listings in Bangkok be misleading?

The short answer: In Bangkok, “pet-friendly” is not a standardised or regulated term when used to advertise rental properties.

Despite advertising individual units as pet-friendly, landlords may not always realise that it is not sufficient for them alone to permit tenants with cats and dogs – because of the various layers of approval often needed in a rental property.

Some landlords may also describe their properties as pet-friendly because they permit a single cat or small dog, while refusing to allow multiple pets, those of certain sizes, or particular breeds. This may not be immediately clear either until you view the property, or – in some cases – even until you are moving in.

Some buildings are stricter than others. Compare houses vs condos vs apartments for pet owners.

What to check before booking viewings

Before booking any viewings in Bangkok when looking to rent with pets, it’s important to seek clarity on a number of points to avoid any unwelcome surprises further down the line. In brief, here are some key issues to make sure you check before going to look at a property.

Landlord pet policies

Firstly, what does the landlord say about pet ownership? Will they allow the number of pets you are looking to move in with? Are all types of pet welcome, or do they only permit cats or small dogs? If they do allow dogs, are all breeds and sizes allowed? If you have a puppy or a kitten, will they still allow your pet once they are fully grown?

Building pet policies

Once you’ve established what the landlord is happy with, it’s vital to next check whether additional layers of approval will be needed to bring your pets with you. If this is the case, what rules have been put in place by the building’s ownership or juristic office? Do they allow pets throughout the building, or only in certain areas? Do some pets need to be held in a carrier? Are the current rules potentially subject to change in the future during your tenancy?

Deposits, fees and additional charges

If you’ve confirmed that all parties’ rules are truly suitable for your pets, it’s important to check whether you may face any additional deposits, fees or charges during your tenancy. Will you be charged a pet deposit on top of the standard security deposit, is it refundable, and in what instances can it be withheld? Is there an additional pet fee and does this vary depending on number of pets or size/breed? Will there be any hidden fees for cleaning or bringing your pets into communal areas?

Long-term enforcement

Lastly, it’s advisable to ask your estate agent for clarity on how upcoming regulatory changes by the Bangkok Metropolitan Administration (BMA) could impact your tenancy.

The new plans, which seek to more heavily regulate pet ownership in Thailand’s capital, were initially supposed to come into force in 2026, but have been delayed until 2027 with the aim of enabling a smoother transition for pet owners and landlords alike.

Under the new regulations, pet owners will be required to microchip and register their cats and dogs within 30 days of moving to Bangkok, or within 120 days of their birth if they are born in the city. There will also be new limits on the number of pets allowed per household, dependent upon the size of a property – with written landlord permission also required before a pet can be registered with the authorities.

While these policies are currently under review ahead of coming into force, it’s worth checking with any potential landlord in advance how all parties will be expected to comply with the new regulations, and how this could affect your tenancy in the future.

Questions and checks before committing to a property

Once you’ve gone through each of these steps, and believe you may have found a property in Bangkok to suit both you and your pets’ needs, there are a few further points to consider.

First and foremost, never rely on any form of verbal agreement. It’s vital that your rental contract explicitly sets out all of the above rules you have agreed upon around pet ownership, as well as exactly how fees, deposits and charges will be levied. This will ensure that you have written evidence of any agreement to fall back on should any potential disputes arise during your tenancy, and also help to give a clear record of what has been agreed for all parties going forward.

Prior to committing to the property, and ideally during the viewing stage, it’s also worth checking about your prospective neighbours and their attitudes towards pet ownership. Ask the agents whether the property has previously been inhabited by pet owners. Have there ever been any complaints and, if so, how have these been handled?

At this point, it can be equally helpful to dig into the details of how pet-friendly the physical features of the property are. What outside space does the building have and how secure are they? How adequate is the ventilation within the property? What materials are the furnishings and flooring made from? Are these likely to incur some pet-related damage and, if so, could any of them be replaced ahead of moving in with a more durable alternative? If not, what charges could you be likely to face?

Final pre-move rental checklist for pets in Bangkok

If all of the above appears to be in order, and you’re ready to commit to a property, here’s a quick checklist to run through in the final stages:

Is your Bangkok rental contract pet-friendly?

  • Does your rental contract explicitly give permission for the number of pets you are bringing, their size, and their breed?

  • Does the contract include written approval for the above from the landlord, the building’s owner and its juristic office, and are there any further restrictions?

  • Does it set out in detail any additional deposits, fees, charges or penalties, and state clearly how these will be accrued, returned or enforced?

  • Does the contract state how any potential disputes will be resolved?

  • How could the property’s rules change in the future?

Is the property truly suitable for pets?

  • What is the property’s history and are you likely to face any pet-related complaints from neighbours?

  • Are the furnishings suitable for pets and can these be negotiated upon?

  • How safe are the outside and communal areas for pets?

  • Is any further pet-related insurance needed?

When moving in

  • What deposits and fees do you need to pay and when?

  • Do you have sufficient photographic evidence of the condition of the property before moving in to fall back on in case of any damage?

Make sure to avoid these common mistakes when renting with pets in Bangkok.
